Horizon Hills Development Sdn Bhd is bringing the Malaysian golf-course residential project to life within one of the largest and most impressive integrated townships in Johor.

Low-rise, with 11 precincts, the integrated project is being developed over a 15-year span rather than an initial 25-year timeframe, attracting a win for Best Township Development (Iskandar) at the 6th annual PropertyGuru Asia Property Awards (Malaysia) in April 2019 for Horizon Hills Development Sdn Bhd. The development company is a joint venture between high-profile Gamuda Land and UEM Sunrise and represents a landmark project for both the developers and the region.

Multiple partners are collaborating on the project, which on the architectural front comprises Paradigm Architects; Arc Partnership; KCYS Architects; KSKA Arkitek; K SEE K architect; RDC Arkitek; and Arkitek Rekacipta. Interiors are being styled by Creative Touch Design & Project Management along with Signature Interior Design and Work Homlux Interior Furnishing. Meanwhile, the well-devised outdoors is in the capable hands of YKK Nursery & Landscaping, EDC Landscape Consultants, and Escape Landscape Consultants.

Acting as a link between Malaysia and Singapore, Iskandar is set to become an increasingly vibrant and sought-after metropolis, with the township project playing a significant role in redefining its legacy.

A standout feature of Horizon Hills is the incredible 18-hole, par 72 golf course created by renowned designers Ross Watson, with homes looking out onto the fairways. The sweeping terrain, with landscaping based on the natural topography of the land, affords panoramic views and a splendidly green and lush environment.

Preserving the landscape dictates the residential elements of the development, with homes ‘sculpted’ around the land’s natural contours which rise to 90 metres with narrow valleys of up to six metres. Babbling brooks and pretty streams complete the picture of a township that exudes a love of the outdoors from its core. Certainly, the five-units-per-acre plans put the low-density development into a class of its own as a resort-style township, with 40% of the land allocated to blue and green features, far higher than the required 7%.

The gated-and-guarded township includes cluster homes, bungalows and condos as well as shops and offices. Homes are designed to face a north-south direction to guard against the full glare of the sun. The secure neighbourhood is designed with two swimming pools, including one that is Olympic-sized, a gym, and kids’ playroom. Along with a clubhouse, there is a restaurant and café, plus conference and seminar rooms.

The Cove Bungalow Homes are award-winning, with the 25 two- and three-storey, six-bedroom abodes set close to the golf course: boasting dual-frontage to take in the impressive surrounding views.

Horizon Hills is being maintained by the developers to create long-term sustainability for multi-generational living, with the mission being to appreciate the township’s assets over time.
