A unique low-density project, The Cove Bungalow Homes is an exclusive Johor enclave within the impressive 11-precinct Horizon Hills development. The homes are set on a 1,200-acre site around a golf course, with panoramic views exuding a dramatic sense of green space.

Residences are located in the southern development corridor of Iskandar, which is an ambitious multi-billion-US-dollar initiative set to link Malaysia and Singapore. To stand out in Iskandar is to create a strong identity in Malaysia’s next powerful metropolis.

Each of the 25 homes, whether two or three storeys, covers a land area of 5,400 square foot, with six bedrooms and an average unit size of close to 6,400 sq. ft. With other residential estates within the whole site, the bungalow development scooped Best Landed Development (Iskandar) at the 6th annual PropertyGuru Asia Property Awards (Malaysia) in April 2019 for Horizon Hills Development Sdn. Bhd.

The Nusajaya developers are a joint residential real-estate venture between Gamuda Bhd. and UEM Land Holdings Berhad. With work already completed, architectural creativity came from Arkitek Rekacipta, with interior design and outdoor spaces from collaborators Signature Interior Design & Work and Nature Landscape respectively.

Combining nature and modernity, Horizon Hills incorporates Sireh Park, a recreational open space, whilst the residences border the site’s award-winning, 18-hole, par-72 golf course. Affording green vistas and creating a relaxed neighbourhood ambiance, the trees, streams and lakes making up this landscape impacted the judging panel.

“Indoor-outdoor living is best exemplified at the Horizon Hills (The Cove Bungalow Homes) project, which offers its customers an exclusive membership to Horizon Hills Golf & Country Club. The developers made sure that the forest within the property is preserved to promote a healthy and balanced lifestyle for residents and visitors,” the judges said.

This outdoor focal point blends with the contemporary architecture and interior design within three bungalow designs intended to maximise space. Double-volume spaces, outdoor decks and slit window placements, along with big panel windows, accentuate the views. This also allows for natural light to illuminate the interiors and to capture the links from different aspects and vantage points.

Meanwhile, the open-plan layout creates spaciousness, whilst a simple, clean design aesthetic with strong lines contrasts yet complement the undulating terrain. Gardens are social and fit with the informal, yet classy feel of the homes, giving residents scope to easily create their own personalised spaces with minimum renovation costs. The importance of greenery is further highlighted by effective soft-scaping with indigenous species, and preservation of forest trees.

Aside from the connection to nature, the concept behind The Cove Bungalow Homes is to enhance better multi-generational living with universal design principles. There is also a strong focus on community spirit with a whole host of facilities from an Olympic-sized swimming pool to a gym, tennis court and badminton. With plenty of shops and a restaurant, there is also a childcare centre, playgrounds, pre-school and space for primary and secondary schools too.
